I think that "little water problem" might affect the gutter's desirability in this tight market. You may want to reshoot the marketing photo on a dry day. But at least you're honest about its deficiencies.

You need to list your gutter as "waterfront property" with a great view. Oh, and jack up the price a whole bunch so that it will seem all the more desirable. If you'd like, I could teleport over and stand seductively beside the "Take One" box ... 'cept potential renters might think that I'M what they could take one of ...
